Whitney Oaks
Whitney Oaks is Rocklin’s most prestigious master-planned community. It’s centered around a private golf course, features architectural covenants that maintain property appearance, and offers a range of home sizes from attached townhomes to large single-family estates. The community has its own parks and trail system, and Whitney High School — a charter school within Rocklin Unified — serves the area. Whitney Oaks prices run higher than most of Rocklin, but the premium is justified by the environment.
Sunset Whitney
Sunset Whitney is popular with families who want newer construction and strong I-80 access. This part of Rocklin has seen significant development in the last 10–15 years, with a mix of builder communities and custom homes. It’s well-positioned for families commuting toward Sacramento or the Bay Area, and the school assignments here typically fall within Rocklin Unified’s strongest performers.
Stanford Ranch
Stanford Ranch is the area I most often recommend to Bay Area transplants who want a familiar suburban feel with strong schools. It’s well-established, walkable within its own community, and has a strong sense of neighborhood identity. Stanford Ranch Road connects efficiently to Highway 65 and I-80, making commutes manageable. Homes here tend to be 1990s–2000s vintage, well-maintained, and typically priced in the $650K–$900K range.
A Word on School Enrollment
In Rocklin Unified, school assignments are based on your home address. Before you make an offer on a specific house, verify which school you’ll be assigned to.
